Increased Efficiency Made Possible for Historic Building Through Building Automation

DMI Companies Cuts Energy Use by 13.5%, Secures Fourth ENERGY STAR Certification for Corporate HQ

DMI Companies’ corporate headquarters in Charleroi, Pennsylvania, earned its fourth ENERGY STAR certification from the Environmental Protection Agency with a record-high 93-point score, surpassing its previous high of 87 from 2023.

DMI’s latest 93-point score on EPA’s 1-to-100-point scale indicates that the building is more energy efficient than 93% of similar buildings nationwide, exceeding the 75-point minimum required for certification. This achievement follows three prior certifications earned in 2012, 2021 and 2023, demonstrating the company’s continued commitment to sustainability and energy efficiency—not only in its product offering, but also through sustainable actions.

DMI largely attributes its improved score to the adoption of the Airoverse system.  Since installation in early 2024, the building has had a 13.5% reduction in source energy use through building optimization with Airoverse.  Through the continued use of advanced technologies, DMI aims to optimize its efficiency further, reduce environmental impact and implement new technology in its other facilities.

“When the bitter cold hit early last November, I anticipated our ENERGY STAR score going down and our energy usage going up, but just the opposite happened,” DMI Facility Manager Bill Ball said. “Even after several months of daily average temperatures 8-10 degrees Fahrenheit colder than the previous year, we continued to cut our energy usage across the board; so much so that we gained two ENERGY STAR points throughout the winter months to finish with a score of 93, which I attribute to Airoverse.”

DMI’s corporate headquarters is the sole office building in Washington County, Pennsylvania, to earn ENERGY STAR certification. Listed on the National Register of Historic Places, the 23,808-square-foot building was constructed in 1889 and initially operated as a hotel before its conversion into a bank.  Since its 2002 renovation and restoration, which preserved original doors, artwork and numerous other historic features, the building has provided a unique workspace for nearly 50 employees.

“Just as the DM ‘35’ flange system marked the beginning of DMI Companies, the introduction of Airoverse and its advanced building automation technology demonstrates our ongoing commitment to investing in energy-saving products and services,” DMI President Doug Gudenburr said. “I am truly proud of what our organization has achieved in sustainability. From our TRUE-certified factories to our ENERGY STAR-certified headquarters, DMI continues to lead by example, showing how responsible operations can safeguard the future and preserve our limited resources.”

ENERGY STAR-certified buildings are verified to perform in the top 25% of buildings nationwide, based on weather-normalized source energy use that accounts for building type, occupancy, location, operating characteristics, regional weather data and other key metrics.  During the certification process, a licensed engineer or architect verifies that all energy use is accurately accounted for, building characteristics are properly reported, and that the building operates in accordance with industry standards.

Originally founded in 1978 as Ductmate Industries to provide sustainable, value-added products that reduce leakage and improve energy efficiency in HVAC systems, DMI Companies remains committed to sustainability and innovation, continuously investing in technologies and programs that support its environmental responsibilities.
